January 2025
Filing 1: We have entered into a contract with a buyer for one of the homes, with closing scheduled for the end of February. Additionally, we received a revised punch list of items that need to be completed before the County will grant preliminary acceptance of the improvements. The list is minor, and work will be completed quickly. Of the 21 completed homes, all but nine have been sold. There are also 27 vacant lots available for sale and ready for construction.
Filing 2: Striping has been completed, and we anticipate another county inspection this month to generate a punch list for approval.
Filing 3: Development work will pause for a time while we focus on real estate sales in Filings 1 and 2.
December 2024
Filing 1: Twenty-one homes have been completed, with all but nine sold. There are 27 vacant lots available for sale and ready for construction. We’ve installed the monument signs, and a new real estate agent has been brought on board to assist with the sales of homes and lots in Filing 1. Staging has been updated, and a contractor has been making touch-up repairs throughout the homes. With real estate activity picking up in recent weeks, we are optimistic for increased success in the coming months.
Filing 2: The roads have been fully paved, and 42 lots are now fully serviced with utilities, ready for home construction. Crews are currently working on completing ponds and installing stormwater BMPs. Development will take a brief pause during the winter months to focus on real estate sales.
November 2024

October 2024
Paving has occurred, and now final punch list of pond work and erosion control will occur between now and the end of the year. We intended to install a monument sign, but once the location was staked, we determined that it would be better suited on the other side of the road. As such, we needed to modify our permit with the County and now installation is scheduled for November.
September 2024
Exciting improvements are on the horizon: paving for Curtis Road, a crucial upgrade required by El Paso County, is set to kick off in mid-October. This will perfectly align with the paving of the roads within Filing 2. We’re also celebrating the recent approval and recording of the Filing 3 plat. Look out for the installation of the final two monument signs later this month.
July 2024
The first filing already has twelve homes constructed with more currently under construction. Several of the existing homes have already been sold or are under contract, and we receive more interest every week! Utility infrastructure is completed in Filing 2. Paving of Filing 2 and the adjacent Curtis Road is scheduled for later this year. Filing 3 has an approved plat, and the recording will occur soon.
March 2024
Utility infrastructure is currently being installed in Filing 2, with final road paving to occur afterward. The adjacent road, Curtis Road, will be widened as a result of our project in April.
