Filing 1: We have entered into a contract with a buyer for one of the homes, with closing scheduled for the end of February. Additionally, we received a revised punch list of items that need to be completed before the County will grant preliminary acceptance of the improvements. The list is minor, and work will be completed quickly. Of the 21 completed homes, all but nine have been sold. There are also 27 vacant lots available for sale and ready for construction.
Filing 2: Striping has been completed, and we anticipate another county inspection this month to generate a punch list for approval.
Filing 3: Development work will pause for a time while we focus on real estate sales in Filings 1 and 2.

DETAILS
ROI Property Group has undertaken a joint venture partnership on the land development for Saddlehorn Ranch. This includes grading; installation for water, electrical, gas, and cable lines; road paving; and other horizontal improvements. Four different builders have also built homes in the neighborhood, with others coming soon! This project is truly unique, offering more home, more land, and a beautiful scenic community for a relatively lower price than some larger-lot home tracts elsewhere.
Saddlehorn Ranch is 825 acres of land divided into 218 lots with at least 2.5 acres each. Forty-nine of these lots are part of Filing 1 of the project and are available for construction and purchase now. (As of May 2024, 13 lots have already been sold.) Filing 2 includes 42 lots, and will be finished and ready to build upon later in 2024.
