Peppertree provided a much needed housing option where there was a limited supply and limited units proposed or under construction within a 3 mile radius. Ideally located in North Charleston, these apartments have easy access to multiple high-end retail centers and are in close proximity to prominent employers such as Boeing Dreamliner Assembly Plant, Volvo, Bosch Automotive, Mercedes Benz, and Charleston International Airport, which offer stable job opportunities. In fact, it is forecasted that Charleston will see a rise in white collar jobs with household incomes projected to increase by 14% through 2024. Because Charleston also has at least 4 colleges or universities within a 10 mile radius to Peppertree, it is also projected that there will be an 11% increase in Bachelor degrees through 2024. With so much in its favor, the Peppertree project was an obvious choice.
When ROI obtained this project, 60 apartments were already renovated. We took the remaining 293 units and did some major renovations, including reinforcing the structures with wood-frame buildings on concrete slabs, adding central HVAC, and installing washer/dryer connections and appliances. On the interiors we did large-scale updates such as new plumbing fixtures, appliances, and lighting fixtures; and putting in faux granite countertops, wood vinyl flooring, and new hardware. We also upgraded the clubhouse and amenities and did landscaping.
